Sign Permits are issued by the zoning department, See links below. Go to the Gallery Tab for Arial Photos and USGS Maps. Reminder: Under state law, Group Day Care (6-12 chihldren) requires a Special Use Permit. For Special Use permits or amendments to a Special Use permit, both a Special Use Permit application and Fee, as well as a Site Plan Review application and fee are required (Group Day Care applications require only a Special Use application). Download both forms below. You may apply sequentially, securing the Special Use Permit first and then come back for Site plan review. You may also apply concurrently and receive both the Special Use Permit Review and Site Plan Review at the same meeting. The township board must approve Special Use Permits after the Planning Commission's review and recommendation. Concurrent applications save time, sequential applications may save money if the Use Permit is turned down. For Rezonings and Text Amendments, Download the Applicaton under the "Rezoning and Text Amendments" Setion. Important deadlines: 1. Site Plan Reviews for commercial or industrial projects, subdivisions and anyother use requiring site plan review are due by the First Wednesday of the month to be on that month's Planning Commission agenda. Download the Site Plan Review Applicaion in this section for more details. 2. Applications for Special Uses as allowed in each district, Rezonings, Text Amendments and any other review requiring a Public Hearing are due 21 days prior to the Planning Commission meeting.
Residents may conduct a low-key business from their home. There may be no employees at the home. Typical home occupations are music lessons, art instruction, offices of accountants, councilors, attorneys, hair stylist, etc. There maybe no sales of items unless they are produced in the home by the residents. Direct marketing, in home sales parties and multi-level approaches are concidered provided they do not sell directly to the public from their home. Review by the planning commission and a fee are required. While this is not a special use permit (it does not transfer to new owners), properties within 300 feet are notified 8-15 days prior to the planning commission review.

The Union Township Zoning Board of Appeals (ZBA) meets quarterly to hear applications for variances from the requirements of the Zoning Ordinance due to peculiar circumstances, appeals of decisions made by the Zoning Administrator, or to authorize changes in legal non-conforming uses to another use, providing it is less intense. The ZBA authority is limited to matters of the Zoning Ordinance.
