Subdivision Plat Approval

A subdivision plat is a map or plan that is created for the division of a tract of land into multiple lots intended to be individually owned and developed for the intended future use (which may be residential, commercial or industrial depending on the underlying zoning district).  These new lots are typically served by dedicated public road rights-of-way and parks or open space areas as depicted and reserved on the subdivision plat, which are often intended to be owned by a municipality or other government agency.  After the proposed plat has been drafted, reviewed, and shown to meet certain requirements, the approved final subdivision plat is recorded with the County Register of Deeds Office and the State of Michigan.

An approved subdivision plat also becomes part of future land use planning for the Township, as it is an important plan implementation tool under the Michigan Planning Enabling Act (Public Act 33 of 2008, as amended).  Once approved and recorded, a subdivision plat can only be removed or altered through Circuit Court action.

The Township, in cooperation with other relevant outside agencies, reviews proposed subdivision plats in accordance with the plat approval requirements of the Land Division Act (Public Act 288 of 1967, as amended) and the Township’s Subdivision of Land Ordinance No. 1994-6.  The purposes of this local review are to ensure the orderly layout and use of land consistent with the Township’s adopted Master Plan and other planning documents, and to promote the public health, safety, and welfare through provisions for necessary public improvements, stormwater management, drainage, and wetlands/floodplain area preservation.

Application for subdivision plat approval shall be by filing one (1) completed and signed copy of the required application form, the required fee and any required escrow deposit, one (1) large (up to 24-inch by 36-inch maximum) printed subdivision plat plan set, and eleven (11) paper copies and one (1) digital copy in .PDF format of the complete set of application materials and reduced 11-inch by 17-inch subdivision plat plan sets at the Township Hall.
