Special Use Permit Review Process

A broad set of mutually compatible land uses are allowed in each zoning district.  However, it is recognized that there are additional land uses which may be necessary or desirable, but because of unique characteristics or potential impacts on neighboring residents, adjacent land uses, or public facilities, require more careful consideration.  A public hearing and Planning Commission approval is required for these “special uses,” as identified in Section 3 of the Zoning Ordinance.  The Planning Commission may approve a “special use permit” subject to certain conditions or limitations as determined necessary for consistency with Section 14.3.J. (Standards for Special Use Approval).

Each special use permit application shall be made by filing at the Union Township Hall one (1) completed and signed copy of the required application form, the required fee and any required escrow deposit, and eleven (11) paper copies and one (1) digital copy in .PDF format of the complete set of application materials.  Please note that special uses that are subject to site plan approval must also submit a complete site plan approval application at the same time.
